How is pricing calculated?

Pricing is based on the number of units in your community. Each plan has a per-unit monthly rate and a monthly minimum. Your monthly cost is the greater of (per-unit rate × unit count) or the monthly minimum. For example, a 200-unit community on Core pays $500/month (200 × $2.50). A 30-unit community on Core pays the $249 monthly minimum.

Can I switch plans later?

Absolutely. You can upgrade or downgrade your plan at any time. Changes take effect at the start of your next billing cycle. When upgrading, all new features are available immediately.

What happens if I exceed my SMS allowance?

Additional SMS messages are billed at $0.03 per message. You can monitor your usage in real-time from the manager dashboard. Most communities stay well within their plan allowance.

What about the onboarding fee?

Each plan includes a one-time onboarding fee that covers hands-on setup: importing your resident roster, uploading governing documents, configuring features, and training your team. Covenant offers flexible agreement terms billed monthly, with annual discounts available. We earn your business every month.

Who pays transaction fees?

Transaction fees like resale packets, lender questionnaires, and collection notices are paid by the buyer, settlement company, or delinquent owner — not by the HOA. Payment processing convenience fees are passed through to the payer. The association pays nothing extra beyond its subscription.

Do you offer discounts for larger communities?

Yes. Communities with 500+ units receive automatic volume discounts. Contact our team for a custom quote tailored to your community size and needs.

What about management companies with multiple communities?

We offer portfolio pricing for management companies. Each community gets its own fully independent dashboard, and pricing stays per-unit — so you only pay for what you manage. We offer discounted onboarding and bundled SMS allowances across your portfolio. Contact us to build a custom package.

What kind of support is included?

All plans include email support with a 24-hour response time. Core and Prime plans include priority support. We also provide a comprehensive knowledge base and onboarding assistance for every new community. Priority Support ($99/mo add-on) includes a dedicated account representative and 4-hour response times.

How does data storage work?

Each plan includes storage for documents, photos, and community files. Essentials includes 5 GB, Core includes 10 GB, and Prime includes 25 GB. Additional storage is available at $5/GB/month. You can monitor your storage usage from the manager dashboard.
